I was doing this before I ever thought about getting paid.
Long before I held a mortgage license - before I ever thought about being compensated for this work - I was serving at our Burmese refugee church, helping families navigate a world that wasn't built for them. My family helped translate at hospitals, filled out paperwork, walked people through the day-to-day things that are hard enough in your first language.
Then families started buying homes. They needed someone to help them understand the mortgage - what the terms actually meant, which lender was giving them a fair deal. So I started calling banks. Multiple banks. Comparing products. Finding the right loan for each family.

That's where this calling started. Not in a training room. At a church, next to people who just needed someone to show up and fight for them.
I've been that client. The one the system wasn't built for.
I've been an entrepreneur since I was eight years old - selling Pokémon cards, building websites. I built a business on Amazon and worked my way into the top 5% of sellers on the platform. When I started investing in real estate, I went to the banks and retail lenders the way everyone does. And I got turned down. Not because the numbers didn't work - but because the system isn't designed for people who build things differently.
That rejection taught me something structural. The mortgage industry is excellent at telling buyers what they qualify for on paper. It's not as good at telling them what they can actually sustain - and those are different numbers. The gap between them is where people get into trouble.
So I rebuilt my approach. I learned every Non-QM program available, every down-payment assistance option in every state, every angle the big banks miss or decline to offer. I started taking the files they kicked back - self-employed buyers, ITIN borrowers, people with a credit event 18 months in the rear-view.
