FOREIGN NATIONAL MORTGAGES.
BUY U.S. PROPERTY.
No U.S. credit. No problem.
No U.S. credit, no problem. Foreign national programs let international buyers purchase U.S. property using assets and home-country documentation. If you're investing in Texas from abroad, I have lenders who specialize in exactly this.
QUALIFY ON what you have.
A U.S. lender can't pull a Canadian, Mexican, British, or Indian credit bureau — there's no shared infrastructure. Foreign national programs work around that with international credit reference letters from your home-country bank, 12 months of international statements, and proof of income from your home-country employer or business.
The lender qualifies you on assets and documented income, not a FICO score. Down payment runs 25-30%, with reserves of 6-12 months PITIA in a U.S. bank or equivalent.
Texas is one of the most foreign-friendly U.S. markets — strong rental demand, no state income tax, growing population. DFW in particular sees heavy international investor interest. I run these files regularly.
FOREIGN NATIONAL, ANSWERED.
Yes. Foreign national programs qualify you on home-country credit references, assets, and income documented from your home country — no U.S. FICO required.
Typically 25-30% down for foreign national loans, with 70-75% max LTV. Larger asset reserves or stronger documentation can sometimes get to 75% LTV.
Valid passport, visa (if applicable), 2 international bank reference letters, 12 months of international bank statements, employer or business income verification, and proof of funds for down payment and reserves.
Yes — and many foreign buyers prefer this for asset protection and estate planning. Most foreign national lenders allow LLC vesting.
Both. Foreign national programs handle second homes, vacation properties, and investment/rental properties. Owner-occupied is also possible if you'll live in the U.S.
Typically 1.5-3% above conventional. The premium reflects the lender's added risk on a non-resident file. Refinancing to better terms is possible once you establish U.S. credit and a payment history.
