How it works

QUALIFY ON what you have.

A U.S. lender can't pull a Canadian, Mexican, British, or Indian credit bureau — there's no shared infrastructure. Foreign national programs work around that with international credit reference letters from your home-country bank, 12 months of international statements, and proof of income from your home-country employer or business.

The lender qualifies you on assets and documented income, not a FICO score. Down payment runs 25-30%, with reserves of 6-12 months PITIA in a U.S. bank or equivalent.

Texas is one of the most foreign-friendly U.S. markets — strong rental demand, no state income tax, growing population. DFW in particular sees heavy international investor interest. I run these files regularly.
