Sometimes the builder really is cheaper. Often it's not. I'll run both side-by-side and tell you straight which one actually saves money.

Frisco's growth is wild — Phillips Creek Ranch, Newman Village, Starwood, Trinity Falls (technically McKinney but the same buyer pool), plus constant new builder phases out toward Prosper and Little Elm. The buyer pool skews relocating professionals, dual-income families, and a healthy slice of jumbo files.

The builder-incentive trap: most builders offer $10-30K in closing cost credit if you use their preferred lender. Sometimes the rate they offer is competitive. Sometimes it's 0.5-1% higher than market, and you'd net out ahead with a real outside loan even after losing the incentive. I run that math for you.

Frisco ISD tax note: rates run ~2.0-2.3%, but Frisco MUDs and PIDs (Municipal Utility / Public Improvement Districts) common in newer developments add fees on top of standard property tax. I check for these on every Frisco file so the full monthly is accurate.
