The Plano spread runs wide: Legacy West luxury condos, West Plano established families chasing top ISDs, East Plano starter homes near older established neighborhoods, and a constant stream of new-build buyers in Allen and Frisco-adjacent communities. Each one needs different lender behavior on appraisal, gift funds, and concession structures.

I also see a lot of tech RSU files in Plano — restricted stock units count toward income if you document the vest schedule correctly. Most LOs leave 20-30% of the buyer's real comp on the table because they don't know how to underwrite RSUs. I do.

Collin County tax note: tax rates here run slightly lower than Dallas County (~2.0-2.3% depending on Plano ISD vs Frisco ISD vs Allen ISD), but on higher Plano price points the dollars still add up. I quote the real escrowed payment so the number is the number.
